Garage door tune-ups for Bonita Springs homes, once a year before storm season

Between salt air, summer heat and months with nobody home, a door wears down. Once a year, we balance it, check every part that carries weight, lubricate what moves and test the safety features. You get a short written report with photos, and a text when the next one is due.

Time for a tune-up if

  • It's been more than a year, or nobody remembers the last one.
  • It's louder or slower than it was last year; our noisy door page explains the sounds.
  • The house sat closed for the summer and the door has barely run since.
  • Storm season is coming, and you'd like the door and the backup battery checked first.
  • Salt water reached the garage; read what to check after the water.
  • Lifted halfway by hand, the door won't stay put.

What the tune-up covers

  • A balance test with the opener disconnected, and spring tension adjusted if the door drifts.
  • Cables, drums, bearings, hinges and rollers checked for rust and wear.
  • Track brackets and hinge bolts tightened.
  • Springs, hinges and roller bearings lubricated.
  • Opener settings for force and travel adjusted, and the auto-reverse tested with an object under the door.
  • Sensors aligned and the bottom seal checked.

If a part needs replacing, it goes on a written quote and you decide. The tune-up never turns into a repair without your yes.

Before storm season

The official hurricane season lasts from the first of June through the end of November. A balanced door with sound cables and a tight track handles wind better than one that's already struggling, and a tested battery backup matters during an outage. If your door has an approval label, we photograph it for your records; if it has none, our impact door page explains what that means.

Leaving for the summer? Book the visit before you go and we'll text you the report. If the door has already stopped working, skip ahead to our troubleshooting guide.

Permit

A tune-up is adjustment and lubrication. Should it uncover a part that needs replacing, we check with the city's building department before that repair, since Bonita Springs' list of work exempt from permits (Sec. 10-21) doesn't mention garage doors.

Tune-up questions

For most Bonita Springs homes, a yearly visit is right, ideally before storm season starts in June. A door near the water, or one used many times a day, does better with a visit every six months.

Every few months, a light spray on the hinges, springs and roller bearings keeps a door running quietly, and more often near the water. Use a garage door lubricant or a light silicone spray, and keep the tracks clean and dry.

A tune-up covers balance, spring tension, cables, rollers, hinges, tracks and lubrication, plus how hard and how far the opener pushes, the sensors and the auto-reverse. Afterward you receive a written summary with photos, and any repair is quoted separately before it's done.
